Inspection & Due Diligence Checklists

Foundation: Look for cracks, bowing walls, uneven floors

Horizontal cracks are more serious than hairline vertical ones

Roof: Age, condition, missing or curling shingles

Chimney: Cracks in mortar, missing cap, proper flashing

Gutters and downspouts: Proper pitch, drainage away from house

Electrical panel: Age, brand (Federal Pacific/Zinsco = red flag), amperage

200-amp panel is standard today

GFCI outlets: Present in kitchen, bathrooms, garage, exterior

Aluminum wiring: Silver-colored wires (fire hazard — needs remediation)

Plumbing: Water pressure, pipe material (lead/galvanized = concern)

Water heater: Age, condition, pressure relief valve, proper venting

Expected lifespan 8–12 years

HVAC: Age, last serviced, filter condition, all vents operational

CO/smoke detectors: Present on every floor, working

Attic: Insulation level, ventilation, signs of prior leaks or mold

Basement: Moisture, efflorescence (white mineral deposits = prior water)

Crawlspace: Vapor barrier, moisture, structural issues

Windows: Condition, seals (foggy = failed seal), operation

Doors: Proper operation, weatherstripping, deadbolts

Garage door: Safety reversal sensor working, opener condition

Exterior grading: Land slopes away from foundation

Deck/porch: Structural condition, proper ledger attachment

Driveway/walkways: Cracks, drainage, heaving
