The BRRRR Method
Buy distressed → Rehab to force appreciation → Rent to stabilize income → Refinance to pull out invested capital → Repeat. The goal is to get all or most of your initial investment back through the refinance, so each deal adds a cash-flowing property with minimal ongoing capital tied up.
